Fond du Lac Commercial Corridors Master Plan

HKGi worked with the Fond du Lac Band of Lake Superior Chippewa to develop a series of master plan concepts that will guide the future development on the Fond du Lac Reservation. For the project, HKGi’s multi-disciplinary team has worked with tribal leaders and members to identify the community’s needs and vision for future development that will meet those needs. Engagement included conducting a Housing and Community Needs survey to identify overarching needs, and then a Focus Area survey to collect more detailed input regarding development potential at the Big Lake Road and the I-35/Hwy. 210 Areas.

The surveys, along with a Market Scan, provided a foundation for exploring alternative development concepts for each area. These concepts identified potential land acquisition, land use and infrastructure needs, and resulted in preferred concepts and visions for the future of each focus area.

As engagement suggested, the concept for the I-35/Hwy 210 Area envisions a regional destination that would draw people to the casino area and foster a mix of new retail, recreation, and light manufacturing. In the Big Lake Road Area the concepts seek to create “main street” environment for Fond du Lac community with a broad mix of businesses, and cultural, educational, recreation, administrative organization; new housing options; and walk/bike-oriented neighborhoods connected to services, businesses, recreation, and nature.

Highlights
