105th Avenue Growth Area Master Plan

Maple Grove, MN

This master plan for a 650-acre portion of Maple Grove’s northwestern growth area involved an examination of land use alternatives to help the City identify future infrastructure investments in the area. HKGi engaged existing landowners and developers to understand their current and future interests and used market data and other planning and development data to understand the potential for future development intensity and typologies in the area. The final development concept master plan envisions a vibrant mix of commercial and employment uses estimated at nearly 1.8 million sq. ft. of new commercial, office and business park uses and approximately 1,000 housing units of various types.

HKGi's planning team developed a parks, trails and open space framework plan to integrate existing natural resources and outline a stormwater treatment approach to conserve the area's natural resources. The framework and a set of design guidelines addressing items such as building orientation, parking, and loading areas will guide future development in the area.
