Early in 2005, Chevalle Development Company retained HKGi to help plan and develop a unique, high-amenity rural residential development on approximately 300 acres of land on Lake Bavaria in
Laketown Township and the City of Chaska.
The development plan uses conservation design techniques to preserve 65% of the site as permanent open space while still providing 215 residential home sites.
Conservation easements protect sensitive areas (lakeshore, a wooded ravine, meadows and wetlands) while walking/biking trails and City parks allow public access throughout the
development. Additional amenities include an equestrian facility and trails, an extensive wetland restoration program, and an environmental learning center.
The project, located in the "Greenbelt" area of Chaska, paved
the way for conservation and natural resource-based development in the area. Because the development site is in the Greenbelt area outside of the MUSA Boundary, HKGi worked with the developer and the City of Chaska to identify
the most logical route for municipal sewer and water to serve the site. HKGi also helped assess future development potential for neighboring sites in the area.
