HKGi's studies of the land use potential for the Potlatch Corporation's land holdings in and around Baxter, in northern Minnesota, establishes a strong framework for the company to use to initiate a proactive land management strategy. After analyzing the current and potential future development market; the property's proximity to transportation routes, employers, recreational and retail opportunities; and the physical characteristics that might limit or encourage development—HKGi's planners developed a parcel-by-parcel set of recommendations for near-term, mid-term, and long-term action. Ultimately, Potlatch seeks to balance the value of its land holdings with ecological and environmental needs by better understanding the forces that influence how land is used. Potlatch is using HKGi's recommendations to assess development and preservation options and to make strategic decisions based on those assessments.
