HKGi provides regulatory planning services, including daily planning for communities (such as preparing staff reports, reviewing plats, CUPs, variances, etc.), preparing design guidelines, crafting zoning ordinances and other tools to facilitate sustainable and resilient communities. HKGi has worked with several communities and municipalities by putting in place regulatory frameworks as part of comprehensive planning and community visioning processes. Framework plans can involve active living plans, transportation analysis, transit oriented development plans and strategies, bike and pedestrian plans, unifying design standards, streetscapes, corridor plans, landscaping standards or guidelines and historic preservation guidelines. Many of HKGi's planning efforts lead to the completion of implementing standards or guidelines in the form of regulatory tools. Example projects include Inver Grove Heights northwest area zoning overlay district, Richfield's I-494 corridor mixed use zoning district and Eden Prairie’s town center design guidelines.
