The Penn Avenue Study area, comprised one block east and west from 62 Crosstown to 68th Street, is characterized by traffic congestion, lack of parking, an unfriendly pedestrian environment, aging and vacant buildings.
HKGi's objective was to examine the physical changes and proposed solutions, that over time, will contribute to improved safety, accessibility, walkability and overall aesthetics in the area. The neighborhood study included an initial market analysis that looked at the existing trade area and examined retail sales potential. Alternative concepts for both public and private future investments were assembled picking up on the ideas generated during the visioning process. Options examined increased housing opportunities in the area, potential future mixed use developments, pedestrian improvements, access and circulation improvements and possible long-term land use changes.
