The City of Eden Prairie completed its Major Center Area (MCA) Framework Plan in early 2006, which established a vision for the
next 25 years for Eden Prairie's primary shopping, entertainment and commerce area, including Eden Prairie Center. In the center of this
1,200-acre area, the Framework Plan envisions coordinated public and private redevelopment that creates a 120-acre Town Center that has
a unique, compact, walkable, mixed-use character and provides a live/work/play downtown environment for the community.
HKGi was hired by the City of Eden Prairie in late 2006 to create the place-specific implementation tools needed to guide and regulate
redevelopment in the designated Town Center area, including a Town Center Zoning District and Town Center Design Guidelines.

HKGi identified best practices from precedent Town Center developments around the country, relating to site design, architecture, streetscapes,
public space and zoning standards, and then used the visual preference survey method to identify the community's preferences for their
Town Center.
Working with City Staff and the Planning Commission, HKGi helped the community define the desired character and zoning standards for
buildings, parking areas, streets, sidewalks, trails and public open spaces within the future Town Center. HKGi worked with BKV Group on
the architectural design guidelines. These place-specific design guidelines and zoning standards will be critical tools for guiding the
City, property owners and developers toward coordinated redevelopment activities that ultimately create a unique Town Center for
the community.
