At 2,370 acres, the Twin Cities Army Ammunition Plant (TCAAP), located in Arden Hills, Minnesota, occupies more than one-third of the City's land area and had been the location for the development of small arms ammunitions by the U.S. Army for nearly 4 decades. Environmental cleanup efforts conducted by the Army began in the early 1980s and by the early 1990s, 774 acres of the TCAAP site was deemed excess property by the federal government, no longer needed for military purposes. Of this, 585 acres of the property are being planned for future redevelopment.
Hoisington Koegler Group, Inc. worked with the developer (RRLD, LLC), the City of Arden Hills, and a multi-disciplinary team of consultants, to lead redevelopment planning at TCAAP. The site is ideally located just ten miles from the central business districts of both Minneapolis and Saint Paul, and adjacent to Interstate Highway 35W. The plan includes a mix of commercial, residential and open space uses.
