On Moorhead's southeastern edge, R. D. Offutt Development owns more than 400 acres of land it wants to develop. The City of Moorhead, recognizing an opportunity to do something special with such a large development, approached HKGi about collaborating with R. D. Offutt on a development plan for the area. Unlike other area developments, which are designed primarily for vehicular circulation, the City wanted a more integrated mix of retail goods and services that, though accessible by car, would be built on a pedestrian-friendly foundation.
A 40-acre storm water treatment lake, to be built by the City, was integral in the new neighborhood's design. Strong connections between a mixed use core, the lake and the rest of the community will ensure that the lake serves nearby residents as well as the community at large. Higher density housing types near the core will also provide a market for new commercial as well as provide a housing option not currently offered in the region.
